1. Remove all clutter.
2. Make beds with attractive spreads.
3. Get rid of or store extra furniture.
4. Clear all countertops of unnessary items.
5. Keep closets neat and clothes hung.
6. Wash all dishes or stack in dishwasher.
7. Kitchen table should be clear or attractively set.
8. Waste baskets should be emptied.
9. Bathrooms should be clean - shower tile and grout.
10. Hang new towels and use new bath rugs.
11. Adjust shades and blinds to allow the room to be bright or use artificial lighting where necessary.
12. Air in home should be fresh and odor free.
13. Room temperature should be at a comfortable setting.
14. Clean carpets and paint walls where needed.
15. Clear all papers.
16. Garage should be neat and organized.
17. Yards and fences maintained for curb appeal.
18. Homes should be inspected and repairs made to appliances. plumbing, electric, roof, air conditioner...
19. Sellers should be out of the home. This gives buyers a chance to mentally move in and avoid sellers being asked questions that may influence price offers.
20. Pets should be protected in a safe area when showings are scheduled.
21. Always remove jewelry, cash and other valuables from view when your home is on the market.
22. Fresh flower arrangements give an elegant touch to a home.
23. If you are planning to take a dinig room fixture or other fixtures, they should be removed and replaced with another fixture before showing home.
24. Have a complete set of keys available including mail key, clubhouse, etc.
25. Have a current copy of condominium documements or home owner rules and regulations available.
26. If you have an appliance contract, have a copy of the policy with your other documents.
27. If you have a home warranty policy, have a copy available.
