Buyer's Guide
- A buyer should always be pre-qualified by a mortgage broker before looking for property.
This will determine a price range that is affordable. If you make an offer on a home, the
pre-qualification letter should be included. Sellers want to know that you are a qualified
buyer.
- Decide what location would best suit your needs. Consider work location, family, friends transportation, schools, shopping, entertainment, etc.
- What type of community would be best? A family community, active adult, gated, golf
community, country club, intracoastal, beach?
- What type of home do you want? Single family, two story, villa, townhouse, condominium?
- How many square feet do you require?
- How many bedrooms and baths do you need?
- Do you need a garage or two or would a carport do?
- Do you want a pool, a patio, a large yard or zero lot?
- Do you have to sell a home before you can buy? If so, is it already under contract
or at least on the market?
- How soon do you need to move in?
- Always work with a professional REALTORŪ. This will save you time, energy, money and mistakes. I will protect your interests by giving you a comparative market analysis on the property you choose so that you will make the right offer. I will use my negotiating expertise to get you the best deal.
- I will make sure that you receive condominium documents, home owner's rules and regulations, financial reports, etc.
- I can help you arrange for a mortgage and make sure that you get your commitment in the time frame of the contract. I will check to see that the home appraisal is done early in the mortgage process in case the home does not appraise.
- I can also help you to arrange for an inspection of the property.
- If the community has an association that requires an application and an interview, I can help you set them up.
- I will make sure that you receive clear title 10 days before closing.
- I will arrange for the transfer of appliance contracts for you.
- I will take you on a "walk thru" inspection before closing.
